EIA Scoping Request

This is only the first step of many when bringing forward a proposed development. Once we receive the Scoping Response from the Council, we will know which specific environmental topics we need to consider in preparing our outline planning application, being prepared in the context of Local Plan policies such as those set out by Southend, and Rochford councils.

Outline Planning Application

The purpose of an outline application is to establish whether the principle of a development and highway access are acceptable. In preparing this application, we will host two stages of public consultation with the local community and key stakeholders, once at an early stage to understand local priorities, and another to consult upon the proposed plans as part of a wider programme of continuous consultation. This includes consideration of transport and access arrangements, education provision, public open space and green infrastructure, as well as health and community facilities, alongside the delivery of new homes across a range of tenures including much-needed affordable homes.

Reserved Matters Planning Application

Following any approval of an outline planning application, we will prepare detailed designs for the proposed development, known in planning terms as ‘Reserved Matters’. During this stage, we will engage with the public on the proposals on multiple occasions and work with key stakeholders to shape the plans to better represent local priorities and needs.
